REMODEL PLAN PRICING
BASIC ROOM ADDITION PRICING:
(Basic room addition is one story up to 600 sq. ft. with simple connection to existing structure. The following criteria does not apply to multiple additions, additions with extensive interior work, two story additions or additions over existing space. Those project must be quoted by the job)
1) ADDITION DESIGN AND DRAWINGS WITH 3D IMAGING
- Includes design sessions, final design and permit drawings.
- Design sessions are viewed in 3D showing cosmetic and architectural detail.(2D drawings also included.)

COST: $3000 (Price may be vary depending on complexity of project. Site plan additional.)
2) ADDITION DESIGN AND DRAWINGS WITHOUT 3D IMAGING
- Includes design sessions, final design and permit drawings.
- Design sessions are conducted with 2D plan view and elevation drawings.
COST: $2000 (Price may be vary depending on complexity of project. Site plan additional.)
LARGER ADDITIONS AND ADDITIONS WITH INTERIOR WORK:

A ballpark for larger additions and additions requiring interior redesign start at $3000. Prices have to be quoted on a job by job basis.
TOTAL HOUSE MAKEOVER PRICING:

Pricing for total house makeovers has to be quoted on a job by job basis. The total makeover/addition shown on the 3D Viewing Advantage Page ran in the $5000 to $8000 range.
DORMER ADDITION PRICING:

Dormer additions, though small are often the most challenging of remodel projects. This is because of the lateral bracing and wind shear requirements. Another factor is the gravity load paths to the foundation. Typical pricing is in the $3000 to $4000 range. If engineering is required, that will add to the cost. There is a caveat however for those who live in Portland. There is a "Small Addition" criteria for dormers at 12' or under that eliminates the engineering requirements. City of Portland criteria and code interpretation is often subject to change. The criteria can be viewed on the "Dormer Additions" link below.
FACADE MAKEOVER PRICING:

Ball park for a facade makeover is in the $1000 range for a front elevation. This is for redesign only and if working drawings are required it could run $500 more. Again, this could vary depending on complexity. This price usually includes a jobsite visit to photograph and take precise measurements. A second approach is to develop designs from a photo. It is possible to replicate the front of a house and develop new designs from photos that can be emailed. This can be accomplished at 1/2 the cost. Your design will give you a good idea of what the changes will look like. Measurements would have to be taken for construction documents.

DESIGN PHASE ONLY:

It is possible to take a project through Design Phase only and leave the Permit Drawings as optional. To do Design Phase only the cost is approximately 2/3 of the total cost of a project.
SITE PLANS:

JB Hammer Designs charges $350 for site plans in conjunction with regular plans and drawing. A site plan without plans is $500. (More complex site plans involving a landscape plan, drywells or complex lot or other complications may cost more.)
TERRAIN GENERATION:

Terrain generation will add $500 to the cost of a site plan.
